We built the sensible middle — clear guides you can trust, free tools that save you a trip, and a permit service that checks your documents against current rules before you file, with an optional licensed-lawyer sign-off when you want the extra certainty.

How we work

• Honest before optimistic

  We tell you what a step actually costs, how long it really takes, and where it commonly goes wrong — even when that is less flattering than the brochure version.

• Official sources, dated

  Fees, deadlines and legal requirements trace back to gov.cy, the Civil Registry and Migration Department, GeSY and the Land Registry — checked against the date on the page, not a forum thread.

• Real, named people

  Every guide carries a real byline. Lived-experience content is written by someone who lived it; legal content is written and reviewed by a licensed Cyprus advocate.

• Greek-side only

  We only deal with Republic-of-Cyprus property and title. We never touch property in the occupied north, where title is the real risk.
